Falkirk Property Blog - Festive Greetings To All Our Readers


Well investors 2015 is drawing to a close and the property world is beginning to go into Christmas hibernation, so I wanted to take this opportunity to thank all the followers of the blog for your support during 2015.

Your support has been much appreciated and I have enjoyed the debate the blog has generated with you all, the majority of whom have become good friends, as well as valued customers. It has been an interesting year for investors in the Falkirk property market, with increases in average prices combined with much new legislation to take on board; legionella testing, EICR’s, carbon monoxide alarms, changes in tax relief and LBTT rates, to name but a few.

Those of you who follow the blog know my views moving into the New Year and those of you with existing profitable portfolios in place have different challenges, to those just starting out in their property investment careers. As ever, I will endeavour to continue to post articles covering all investment opportunities in the property market in Falkirk, when I return to the blog the week commencing 4th January.

Get in quick for this Falkirk BTL flat that is priced to sell!


Calling all landlords!  Get in quick, this won’t be around for long as the property is in a popular part of Falkirk, it is centrally located it is good inside and it is very reasonably priced.

This property is a good sized one bedroom ground floor flat at in Stewart Road, Falkirk near the Tesco retail part and it is being sold by Clyde Properties.


It is priced at offers over £28,500 so let’s say it goes for £33,000.  An achievable rent of £325 pcm, this could generate you a very impressive annual yield of 11.8%.

14% + yield on Falkirk 1 bed flat


Sometimes if you wait, good things happen!  I have been watching this property for a bit now and the price was reduced last week to make it a good value buy.

Today’s buy to let opportunity is a 1 bed, flat on Main Street, Camelon.


Starting with the negatives.  The property is on the busy Camelon main street above a row of shops and it has a shower room rather than a bathroom .... so it is not instinctively attractive.  However, and it is a bit however, the flat is in ‘ready to rent’ condition and it is now on the market for a fixed price of .... wait for it ...... £28,000. 

Doing the maths. The flat will rent for £325 pcm which gets you to a 14% yield.  At this sort of price and yield, the flat is definitely worth a look but I would be quick as the new lower price means that I expect it to be snapped up quickly.

One final thought, most banks have minimum mortgage levels of, say, £40,000 so the property is likely to attract cash buyers.

Delightful stone built 3 bed upper villa in the heart of Falkirk



Today’s Buy to Let opportunity from the Falkirk Property Blog is a 3 bed, stone build traditional upper villa on Wellside Place right in the heart of Falkirk.

The property is in good condition with a large lounge, modern fitted kitchen, three good sized double bedrooms and a fairly modern bathroom although the shower is an ‘off the taps’ one and the tile grouting may need a wee bit of TLC.  Given the period of the property, the windows are sash and case with shutters in places but they are only single glazed which means that the EPC rating is low at F even though there is gas central heating.  Finally, there is parking and garden to the rear.

A few things to mention.  The period nature of the property means that it is likely to be a marmite type of property ie people will either love it or hate it.  Also, whilst the property has 3 bedrooms which will attract families, it is an upper villa which puts off certain families particularly young families with buggies.  Given this, the property may take a bit of time to rent but once rented you should have tenants that really want to live in the property that will look after the property.


This flat is on the market with Your Move for offers over £75,000 so let’s say it goes for £85,000.  The right tenants should pay £600 + for a property like this so that’s a yield of 8% + which is good for a good quality, stone built property of this type in central Falkirk.

There is plenty of accommodation including a decent sized lounge, a fitted kitchen, 2 double bedrooms, a bathroom with a shower and on street parking.  The property is in lettable condition. 


Doing the maths. The price is £46,000.  Rent of £425 pcm is achievable on a property like this which gets you to a 11.1% yield.  You may get rent of £450 if you are lucky but I have assumed £750 to be on the safe side that the property is on the main road.

Today’s Buy to Let opportunity from the Falkirk Property Blog is a stone build maisonette that is priced to sell .... it is not often you hear these two things in the same sentance as stone built maisonette properties like this are not that common in Falkirk!

The buy to let opportunities in the Penicuik Property Blog this week are all 2 bed houses, this one is a 2 bed villa in Hallglen that is on the market with Clyde Properties.

It is a fairly basic 2 bed villa at Cruachan Court in Hallglen, close to the sports centre, although it does have gas central heating and double glazing.

The property is on the market for offers over £49,995,000 so let’s assume it goes for £55,000.  It will rent for £450 to £475 which gives a yield of 9.8% – 10.4%.
